Skim is the finish: a thin coat over blockwork, over new board, or over old plaster that is sound but tired, trowelled flat and left to cure before paint. In a Maltese summer the curing is the part people rush, and a skim that dries too fast is a skim that crazes. Traditional lime and cement plaster over limestone is a different trade with a different look, and in a townhouse the honest answer is often to keep it.
Cracks in an existing gypsum ceiling are almost always at the joints — board fixed to a frame that moved with the slab, tape that was not bedded — and a crack repair is a priced small job. A sagging or stained ceiling is a leak first and a plastering job second.
