A false ceiling in Malta hangs from the concrete slab on a metal grid — main channel, furring channel, hangers — with the board screwed up, the joints taped and filled, and the whole thing skimmed. It hides the services, gives the electrician somewhere to put the lights, and is where the insulation goes under a roof. It is also the trade most often done fast and unlevel, which is why we check every ceiling flat under a raking light before the painter arrives.

The one rule to check before dropping a ceiling: the sanitary regulations require 2.60 m clear height in a habitable room and 2.40 m in a non-habitable one, and a drop ceiling may take up to 30% of the ceiling area with at least 2.0 m under it. We measure that at the site visit.

How much height does a false ceiling take?
About 10 to 15 cm for a plain ceiling with the frame; more where a duct or a beam has to pass above it. Against a 2.60 m minimum that matters, and it is the first thing we measure.
How long does a ceiling take?
A room in a day or two for framing and board, then the joints and skim need to cure before painting — a week is honest for a whole flat.
