How much does a gypsum ceiling cost in Malta?
No Maltese contractor publishes a per-m² installed rate for false ceilings. This article builds the cost up from Maltese board and framing prices, then uses labelled Italian and Dutch installed rates as a sanity band.

If you have arrived from the UK or elsewhere in the EU expecting to find a published square-metre rate for a plasterboard ceiling, you will not find one here. That is not evasion on the part of Maltese contractors — it is the market. Shaw Contractors' plastering price guide is titled a price guide and contains no prices; it lists the drivers instead. Gypsum Works Malta sells board online but quotes installed work after a site visit. So the honest way to answer the question is to build the number up from what is published in Malta, and then check it against foreign installed rates that are clearly labelled as foreign.
What is actually published in Malta: the materials
Two Maltese retailers publish board and framing prices.
Kenneth Hardware Stores (KHS Malta) lists a standard 1.2 × 3 m gypsum board at €15.78. It also lists the steel: tracks at €3.39–4.96, studs at €4.25–5.60, and main and furring channel at €4.50 and €4.92.
The Gypsum Works Malta store lists board by grade, per sheet: standard €6.82–11.00, moisture €11.22–18.80, fire €17.60–18.26, exterior €33–33.74.
The single most useful conversion you can do is on the KHS sheet, because its dimensions are stated. A 1.2 × 3 m board is 3.6 m². €15.78 ÷ 3.6 m² is about €4.38 per m² of board. That arithmetic is ours, not a published rate — but it is arithmetic on an exact published figure, and it anchors everything that follows. Standard board covering your ceiling costs somewhere in the region of four to five euro per square metre at retail.
The Gypsum Works Malta prices cannot be converted the same way, because the listing does not state sheet sizes against each grade. What the ladder does show clearly is the ratio: moisture board sits at roughly double standard, fire board at roughly triple, and exterior board higher again. If you are boarding a bathroom soffit or a shaft that needs a fire rating, the material line moves before anyone picks up a screwgun.
Why the materials are the small half
Take a 20 m² bedroom. At 3.6 m² a sheet you need six boards, and in practice seven once you allow for cuts around a perimeter — seven × €15.78 is €110.46 of board. That is the whole board bill for a room.
The framing cannot be costed honestly from the same source. KHS publishes the price of a track, a stud and a channel, but not the length of the piece, and no Maltese source publishes the centres a fixer works to. Anyone quoting you a framing subtotal from retail price lists is guessing at two numbers. What you can say with confidence is that hangers, channel, screws, tape, jointing compound, corner bead and skim are all real lines, and that the steel and consumables on a ceiling frequently come to more than the board.
Then there is labour, and no Maltese source publishes a labour rate, a day rate or a man-hours figure for gypsum fixers. There is no trade licence in Malta to standardise it either, which is why verification — CheckYourTraders and the like — does the work that a licence register does elsewhere.
The foreign sanity band
Three foreign installed rates exist, and they disagree violently. That disagreement is the point: it tells you the range of what "installed plasterboard ceiling" can mean.

Read these as a band, not a forecast. The Dutch figure includes Dutch VAT at 21%; nothing here establishes how Maltese VAT applies. The Italian figures are for an Italian labour market. What survives translation is the shape: a plain flat ceiling is the cheapest thing on the list, humid and fire-rated grades escalate in the same ratio the Maltese board prices do, and detail work is priced per linear metre rather than per square metre.
How Maltese jobs are itemised
The Malta Enterprise bill of quantities for gypsum works confirms that shape locally. It measures partitions per linear metre and soffit ceilings per m², with the rate columns left blank for tenderers to fill. So when a Maltese quote arrives split into "false ceiling, m²" and "light trough, lm" and "bulkhead, lm", that is standard Maltese measurement practice, not an attempt to pad the total.
What moves your quote
- Drop depth. The distance from slab soffit to finished ceiling determines hanger type, channel and whether the void needs access. It also eats your clear height: LN 227/2016 sets 2.60 m for habitable rooms, measured to the finished underside.
- Troughs and bulkheads, per linear metre. Count them before you ask for a price. A room with a perimeter trough on all four walls is a very different job from the same room flat.
- Board grade. Standard, moisture, fire and exterior, on the Maltese retail ladder above.
- Ceiling height and access. Shaw Contractors names both explicitly as drivers. A 3.5 m shell in a Sliema townhouse needs towers; a second-floor flat with no lift needs everything carried.
- Substrate. Maltese shell-form property means a bare concrete slab whose flatness nobody has measured, over limestone walls. How much packing and dubbing out the frame needs is only knowable on site — which is precisely why nobody quotes by phone.
- Location. Gozo means a ferry crossing for every delivery. No source publishes what that adds.
- Apartments. Works touching common parts are bound by the condominium rules under Cap. 398. That is a scheduling and permission cost, not a materials one, and it is easy to discover too late.
Using the calculator
The calculator on the homepage takes the same inputs that a Maltese bill of quantities takes — area in m², troughs and bulkheads in linear metres, board grade, drop and access — and returns an indicative figure. It is an estimate built from the same logic set out above. The site visit is still what produces a quote, because the slab is still what nobody can see from a browser.
Common questions
- Why won't a Maltese contractor give me a per-m² price over the phone?
- Because none of them publish one. Shaw Contractors' own plastering price guide sets out the cost drivers — area, substrate, number of coats, ceiling height and access, finish, interior versus exterior — and publishes no rates at all, quoting after a site visit instead. In Maltese shell-form property the substrate is a concrete slab of unknown flatness, and that is exactly what a phone call cannot establish.
- Do moisture-resistant and fire-rated boards really cost double and triple?
- Roughly, on the Maltese retail prices published by the Gypsum Works Malta store: standard board is listed at €6.82–11.00 a sheet, moisture board at €11.22–18.80, fire board at €17.60–18.26 and exterior board at €33–33.74. So a bathroom or kitchen soffit carries a materials premium before any labour is counted.
- Is €12–20 per m² installed a realistic figure for Malta?
- That figure is Dutch, not Maltese. Zoofy quotes €12–20 per m² installed including 21% Dutch VAT. Italian references for the same work are far higher — Edile Cartongesso Milano gives €35 per m² for a ceiling and Studio Madera starts at €50 per m². Two foreign markets disagreeing by a factor of four is a sanity band, not a price for Malta.
- What does a light trough or a bulkhead add?
- No Maltese source publishes a rate. The Milan reference prices a light trough at €50 per 1 m × 1 lm and a bulkhead at €45–50 per linear metre, which is why these are always measured and charged separately from the flat ceiling area. Maltese tender documents itemise the same way — the Malta Enterprise bill of quantities measures partitions per linear metre and soffit ceilings per m².
- Will a false ceiling breach the 2.60 m clear-height rule?
- It can. LN 227/2016 sets a 2.60 m clear height for habitable rooms in Malta, and the clear height is measured to the finished underside — so the drop you give the fixer for services, insulation or a trough comes out of that allowance. Measure the slab soffit before you specify a drop depth.
What we could not establish
- No Maltese contractor publishes an installed per-m² rate for false ceilings; both Shaw Contractors and Gypsum Works Malta quote after a site visit.
- The KHS listing gives prices per piece for tracks, studs and channels but not the piece lengths, so a per-linear-metre framing cost cannot honestly be derived from it.
- The Gypsum Works Malta store listing gives prices per sheet without stating sheet dimensions for each grade, so those prices cannot be converted to per-m² of board.
- No Maltese source publishes a labour rate, day rate or man-hours-per-m² figure for gypsum fixers.
- No Maltese source publishes rates for light troughs, bulkheads or curved work — the only per-linear-metre figures available are Italian.
- VAT treatment of gypsum work in Malta is not established by any source here; the 21% in the Dutch figure is Dutch VAT.
- No source establishes a Gozo delivery surcharge, despite every delivery crossing on the ferry.
- The Malta Enterprise bill of quantities shows how work is itemised but its rate columns are blank, so it gives structure, not prices.
